SUMMARY
The Owners Corporation Members resolve to continue to meet their statutory obligations as outlined within the Occupational Health and Safety Act 2004 (Vic), by continuing to audit and identity hazards affecting common property, and to undertake necessary measures, so far as is reasonably practicable, to mitigate the associated risks.
For all Owners Corporations in Victoria, there is a duty of care to ensure that the common property is safe for use by contractors, owners, residents and their visitors.
While it could be seen by some as money better saved, a proper assessment can clarify the likelihood of each identified risk occurring. Which helps the owners corporation to prioritize attention to minimize and where ever possible, eliminate the risk.
If the Chairperson/Committee would like to undertake this responsibility themselves to save money, that is entirely allowed.
The Consumer Affairs Victoria website provides helpful Information to assist with surveying residents.
